Mayfield House, Haddington
A Timeless Extension Built for Modern Family Living
At Bruntsfield Construction, we specialise in delivering high-quality craftsmanship and expert project management, ensuring every build is completed to the highest standards. As the main contractor for the transformation of Mayfield House in Haddington, we worked closely with the design team and client to bring this Arts and Crafts home extensionto life—enhancing both functionality and flow while maintaining the character of the original house.

Delivering a Seamless and High-Quality Build
Our client fell in love with this Arts and Crafts home for its period charm and generous proportions. However, the layout was reflective of a different time—where kitchens were tucked away, rooms were compartmentalised, and the connection between inside and outside was minimal. The brief was clear: create an extension that modernises the home’s flow, maximises natural light, and improves the connection to the garden—all while respecting its architectural heritage.
As the main contractor, our role was to execute the build with precision, managing everything from structural alterations and construction to the high-end finishes and final detailing.

Our Role in the Project
✔ Site Preparation & Structural Works – We carried out the groundworks, foundation laying, and structural alterations to accommodate the new extension. Ensuring the existing home and new addition were seamlessly integrated required meticulous planning and execution.
✔ Construction of the Rear & Side Extension – The extension was carefully built to complement the original house, with traditional roughcast render finishes chosen to align with the home’s conservation area status. The external masonry and roofing were expertly crafted to ensure a durable and cohesive finish.
✔ High-Quality Internal Finishes – We installed a modern, open-plan kitchen and dining area, featuring a 5m-wide set of sliding doors that provide a seamless connection to the garden. This required precise fitting and high-quality workmanship to achieve the clean lines and smooth operation of the glazing system.
✔ Custom Roofing & Skylight Installation – A large roof lantern was installed to maximise natural light in the north-facing extension, requiring specialist installation to ensure weatherproofing and energy efficiency.
✔ Joinery & Interior Works – The transformation of the former kitchen into a cosy living space required expert joinery and finishing work. Our team ensured that the new and existing spaces blended harmoniously, maintaining the home’s original charm while improving its functionality.
✔ Project Management & Coordination – As the main contractor, we managed all aspects of the build, coordinating specialist trades, materials, and timelines to ensure the project was delivered on schedule and within budget.
Preserving Character While Enhancing Modern Living
The Arts and Crafts character of Mayfield House was a key consideration throughout the build. Our team worked with care and precision to ensure that every detail, from the exterior finishes to the internal layouts, respected the home’s original craftsmanship while introducing modern comforts.
✔ Conservation Area Compliance – We ensured all materials and finishes met the required standards to complement the surrounding architecture.
✔ Seamless Integration – The extension was built to feel like a natural evolution of the home, rather than an afterthought.
✔ Quality-Driven Construction – Our skilled tradespeople delivered a flawless finish, ensuring longevity and durability.
A Home Built for the Future

With its open-plan layout, seamless garden access, and high-quality construction, the extension ensures this period property will continue to evolve with the family’s needs for years to come.
